Why Pricing Your Des Moines Home Correctly Matters

Let’s be real about the Des Moines real estate market:

Homes can still sell. But pricing matters. A lot.

One of the biggest mistakes I see sellers make is assuming that pricing a home is simply about picking a number that sounds good.

It isn’t.

And sometimes being just $10,000 too high can make a much bigger difference than you’d expect.

The Problem With Overpricing

When a home hits the market, you want buyers to notice it.

You want people to see it online, schedule a showing, talk about it, and ultimately make an offer.

But if your home is priced above what buyers believe it’s worth, you can lose some of that initial momentum.

And that first impression matters.

Buyers have plenty of information available to them. They can compare your home to other properties, look at recent sales, see how long homes have been sitting, and quickly determine whether they think a house is priced competitively.

If they don’t see the value, they may simply move on to the next listing.

Pricing Isn’t Guessing

This is where I think having an experienced local Realtor makes a difference.

I don’t want to tell a seller, “I think your house should be $425,000” because $425,000 sounds good.

I want to be able to explain why.

That means digging into fresh, local comparable sales and looking at what’s happening with competing properties.

What have similar homes actually sold for?

What is currently on the market?

How does your home compare?

How quickly are comparable properties selling?

What features add value?

What could make buyers hesitate?

Those are the questions that should help determine the pricing strategy.

The Goal Isn’t to Have the Highest List Price

This can be a difficult conversation with sellers sometimes.

Of course, everyone wants to get the most money possible for their home.

So do I.

But the highest possible list price isn’t necessarily the same thing as the highest possible sale price.

Sometimes pricing competitively from the beginning creates more interest, more showings, and more competition.

Sometimes a higher price makes sense.

Sometimes a price reduction is the right move.

The strategy depends on the property and the market.
